This gentleman is from Canada working as an English teacher. He has a Japanese wife and 3 daughters. He passed the pre-screening for the hosing loan. After he passed it he submitted the offer and finalized the contract. Almost….Another blow is needed. One thing I can say is the matter is not which but when!! BTW, he is from the Toronto area. He is the only guy who was rooting for Blue Jays in the World Series around me.
Japanese banks most likely require Japanese nationality or permanent residency for home mortgage loans. Foreigners without permanent residency might find securing a loan challenging, but not impossible.
Shinsei Bank offers housing loans to non-permanent residents of Japan provided that their spouse is a Japanese citizen (or permanent resident) and acts as a guarantor for the mortgage. He doesn't have a PR yet but he was qualified to apply for the housing loan since he has a Japanese wife. Having a Japanese spouse act as a guarantor can streamline the approval process for a mortgage. I helped them to gather all of the required documents. I went the distance for them. Also, the interest rate is as low as 0.68%. It's super low!!
To submit the offer, prior approval is required. He even sighed the closing documents. Good to close the deal now.
The speed is crucial to be approved by a bank. He and his wife acted very quickly so they made it.
His borrowings cover the whole sale price. All he has to pay is the initial costs. They are registration tax/real estate attorney fee, fire insurance fee, agent fee and the stamp duty. The property tax is prorated between he and the seller. It's not that high.
They are on cloud nine to move out of the current house. Moreover his daughters don't have to change the schools. They can stay with the friends. Their quick action really helped them to find the right house.
