How Phillipines people purchase a Japanese property

The lady named Crized showed up my office. She is interested in purchasing a Japanese property. I am explaining  to her how she can purchase a Japanese property from overseas. She is in Japan at the moment to see some properties physically. She has to move to next step while she is in her country.


We are searching together now. I got some criteria from her. Now I can narrow down the area, price and room number etc.. The first step should always be to consult an agent and outline your preferred location, property requirements and budget. You can leave it to us RE/MAX Apex, Koji Kitada.

When you find the right property, make an offer. We will cross the finger so the seller will accept your offer. Even though you offer the regular price, the seller can decline it.


Once the seller accepts your offer, I will make the closing documents with an English reference. If everything is okay you pay the deposit which is usually 10% of the sales price, at this moment the contract is concluded.


I will let you decide the fire insurance plan and the closing date is determined. I will send the invoice of the remaining balance and other fees. Once all amounts are confirmed on the closing day, keys are given to you and the property is under your name. Easy step.


As long as you give me a POA, you don’t have to visit Japan physically. I can sign the closing documents instead of you.
