This gentleman visited Osaka last week to pick up the official property titles he had bought.
He owns a coffee farm in Malaysia and visits Tokyo often for a business trip. His real estate investment is in Osaka, Japan. He takes a Shinkansen train to go down to Osaka. Sometimes he wants to see the investment property itself.
He knows Osaka, Japan is growing. He has 4 properties in Osaka, Japan. I wanted to give him the 4th property’s deed by hand. All of them are tenanted and guaranteed by a rent insurance company.
One of them became vacant before but it took only 1 month to find a new tenant. I only recommend him good location property. Under construction train station, train line and Osaka IR is under construction as well, that kind of stuffs. I keep an eye on a new road, train line, etc…
We had a briefing for his 5th property. We had a productive meeting. Like him, you can purchase a Japanese property while you are in your country. I will send the location, sales price, yield, what kind of tenant lives there etc…This time he had a meeting for his primary job in Tokyo so we met in Osaka.
I manage his properties. Some tenants are non-Japanese but it’s not an issue as I speak English. As I mentioned from my last blog, foreign people are less likely to fail to pay the rent and commit crime than Japanese. They have to keep renewing their visas to get a permanent residency.
It will be opened in 2030. The train line will be extended. Now is a good time to invest in Osaka's real estate market. This resort place is on the artificial island named Yumeshima.
