Renting Properties in Japan

Due to the gates opening for overseas guests, a lot of people come to live in Japan. Luckily I was able to assist many clients from overseas to find a home to live in. Throughout that experience, I would like to share something people should have in mind before coming to japan and looking for a rental property.


The Cost of moving in!


Although people think the rent is cheap in Japan, there are more things that you will need to pay before moving into the unit. The basic fees to move in will include



  • one month rent

  • deposit money and key money

  • Insurance

  • maintenance fee

  • key exchange fee

  • Agent fee


Although sometimes the owner will not include the deposit and key money, you are more likely to spend 3 to 4 months of rent fee to just to move in.


For example, laet’s say the room you like will cost 75,000 yen a month, you will need to expect the move-in price in total would be around 350,000 yen more or less. This is because it will include,



  • one month rent=  75,000

  • maintenance fee= 5,000~10,000

  • key exchange fee= 20,000

  • Insurance = 20,000

  • Deposit = 75,000 (a month’s rent)

  • Key money= 75,000 ( a month rent)

  • agent fee = 50,000~75,000 (half to a month’s rent)


Total 350,000 yen!


The total can go up or down depending on what you prioritize for living in Japan.
